energy label comparison marketplace.

A marketplace where Dutch homeowners compare certified energy-label advisers on price, delivery time and rating.

The full story

the problem.

Every Dutch home needs a registered energy label before it can be sold or let, and the certified adviser who produces it sets their own price. Quotes for the same house vary widely, the rules that decide who may issue one — BRL 9500, NTA 8800, registration in EP-Online — mean nothing to a homeowner, and the usual way to find someone is a search followed by three phone calls. There was no neutral place to see who covers your postcode, what they charge for a house your size, and how soon they could come.

what I built.

A two-sided marketplace on WordPress. A homeowner types a postcode and house number; the platform looks the address up in the BAG, the national building register, and fills in the floor area and construction year itself — those two figures decide the price band, and almost nobody knows them off the top of their head. From there you compare certified advisers on tariff, delivery time, rating and distance, ordered by whichever of those you actually care about.

The catalogue is four documents rather than one — the energy label, a NEN 2580 measurement report, a maatwerkadvies and a WWS rent-point count — and choosing more than one adds the prices together per adviser, so the comparison stays a single number instead of a puzzle. For people who do not yet know which document their situation calls for, a three-question helper works it out first.

Advisers get their own side of the platform: a separate application where they set tariffs per size class and manage incoming requests, with free registration and no subscription, minimum volume or exclusivity.

Around the transaction sits the work that makes the choice defensible. Every adviser is checked against the EP-Online register. A price benchmark shows the platform average beside the national average. The guides carry the date they were last checked and a link to the official source, there are pages per province and per municipality, and four calculators — label lookup, label estimate, rent points and an improvement plan — run without asking for an email address. The whole site is published in Dutch and English.

the result.

The promises a comparison site has to keep are enforced by the product rather than asserted in the copy: advisers cannot buy a higher position in the list, the tariff for your size class is shown before you commit to anything, the homeowner pays only once the label has been delivered, and a request left unanswered for 48 hours is moved to another adviser automatically. Those four constraints are the difference between a comparison people use and one they learn to distrust.

The platform is newly launched and still signing up advisers, so there are no traffic or conversion figures to report yet — and none are claimed here.

Every project here is written the same way — the situation the business was in, what I built, and what changed once it shipped. How I run a project walks through the stages step by step.
